An investor’s interest in a property is much different than that of a homeowner.  To meet those different needs we have developed several different inspections to meet those needs.  Many times these inpections are done for out fo town investors so they have a set of eyes to do the initial study of an investment.
 
COMPREHENSIVE:   As an investor you may want a much more comprehensive inspection that goes beyond the normal Standards of Practice as outlined by the National Association of Certified Home Inspectors (NACHI).  Your interest is in finding out what the total cost or effort will be of renovating or fixing up the property for resale or lease.  Our investor inspection is much more thorough and some say “nitpicky”.  We will make note of not only the problems we might find in a normal inspection but also those items that will require repair that are more operational or cosmetic in nature, such as cracked counters, holes or cracks in walls, stained toilets, sinks and tubs or missing knobs or handles on cupboards.  This way, you have a much better idea of the total cost or effort that may be involved in your investment.
 
We can also be the lead and bring in the technical specialist you may need to examine a particular system, like the heating system, plumbing systems or a structural engineer.  Please call for details.  
 
5-POINT:  Many times an investor needs a less comprehensive inspection.  With our 5-point inspection we check the 5 most important or high replacement cost areas in a house:  The foundation, the roof, the plumbing, electrical and the mechanical systems.  This provides the necessary information about the critical parts of a house that help you decide if you want to go forward with a purchase and have a much more comprehensive inspection.
 
WALK BY:  This inspection is designed to help an investor with a walk through visual check of the basic condition of the home or condo. This will provide enough information to see if any further nterest may be warranted and further investigation of the investment is to be made.
