There are many items included in a standard buyer inspection. Please know that since we have several different types of inspections, each inspection will have different criteria, but each inspection will be exhaustive.

ROOF: vents, flashings, trim, gutters and downspouts,skylight, chimney and other roof penetrations.

EXTERIOR: Decks, stoops, porches, stairs, walkways, and railings,eaves, soffits and fascia, grading and drainage.

STRUCTURE: Basement, foundation and crawlspace, flooring system, water penetration and foundation movement.

MECHANICAL: Heating & Cooling systems and components.

PLUMBING: Main water shut off valves, water heating system, interior plumbing fixtures and faucets, drainage, sump pumps

ELECTRICAL: Electrical service line and meter box, main disconnect and service amperage,electrical panels, breakers and fuses, grounding and bonding, GFCIs and AFCI’s.

INTERIOR: Fireplace damper door and hearth,insulation and ventilation, walls, floors, ceilings, windows, doors, kitchens and baths.

GARAGE: Garage doors, safety sensors, and openers

ATTIC: Ventilation, insulation, roofing.
